PHASE I ENVIRONMENTAL
ASSESSMENTS
RAMM integrates
applied science and engineering with its complete knowledge of regulatory requirements
to provide a pragmatic approach for its clients.
RAMM’s assessment process begins with the collection of all available data
on the subject parcel. Company environmental
scientists visit the site, review aerial photographs, chains of titles, and conduct
interviews with current property owners and adjacent property owners.
RAMM accesses comprehensive public and private databases to obtain environmental
information on the owner and the site.
REMEDIAL INVESTIGATIONS/
FEASIBILITY STUDIES (RI/FS)
Lending institutions,
insurance companies, real estate attorneys, developers and corporations involved
with merger and acquisitions need to know what the costs will be for cleaning up
or remediating a contaminated site.
RAMM’s RI/FS reports are often used in structuring the Environmental Matters Sections
of Sale and Loan Agreements. Our Final
Report identifies the known and contingent liabilities at a site and quantifies
the costs in terms of dollar amounts so they can be incorporated into the property
transfer documents.
WETLAND DELINEATION
The location
and aerial extent of jurisdictional wetlands can directly affect the cost of a proposed
development. RAMM’s scientists are
trained in hydra soil and hydrophilic vegetation identifications.
Our wetland delineators are experts in characterizing, delineating and mapping
non-tidal and tidal wetlands. All Wetland
delineation is performed in accordance with the Federal Manual for Identifying and
Delineating Wetlands. If required,
RAMM can assist the client with filing the proper permit with regulatory authorities.
LEAKY UNDERGROUND
STORAGE TANK (LUST) SITE INVESTIGATIONS
The remediation
of a Leaky Underground Storage Tank site can cost hundreds of thousands of dollars
if not handled correctly. A quick and
accurate assessment of site conditions at a LUST site can save the client both time
and money. Our environmental scientists
work hand in hand with regulatory agencies and remedial contractors to ensure a
smooth, cost effective clean-up Operation.
COSTS
Costs associated
with a Phase I transaction screen average approximately $1,500.00.
Costs associated with a Phase I Environmental Assessment average approximately
$2,500.00. The average cost for conducting
a Phase II Environmental Assessment or RI/FS is approximately $3,500.00.
